Denise Swick and Company, a distinguished RE/MAX real estate team based in Dayton, Ohio, is looking for a skilled Construction Rehab and Acquisition Controller. This role is pivotal in overseeing the financial and logistical aspects of construction and rehab projects associated with acquisition of properties. The successful candidate will lead efforts to ensure projects are completed within budget and on schedule while maintaining the highest standards of compliance and efficiency. This position offers the opportunity to work within a dynamic team that is highly focused on delivering exceptional real estate outcomes for our clients. Direct and manage the financial aspects of construction and rehabilitation projects from inception to completion. Coordinate with project managers, contractors, and other stakeholders to ensure that all financial practices are in compliance with regulatory and legal requirements. Develop and implement budgeting and financial forecasting for projects, including cost-to-complete projections. Oversee the financial health of projects by regularly reviewing expenses and implementing cost-saving measures. Prepare detailed financial reports and analysis for senior management to assist in making informed decisions regarding property acquisitions and developments. Manage risk associated with project finances by routinely assessing potential financial exposures and developing mitigation strategies. Expert knowledge of construction financing and budget management Strong analytical skills and proficiency in financial software Excellent communication and interpersonal skills Ability to manage multiple projects simultaneously with strict deadlines In-depth understanding of construction terms, scheduling and planning, and contract management Certified Construction Manager (CCM) preferred CPA or equivalent financial certification is advantageous
